The application takes about ten minutes. Have your employment and rental history handy. The application fee is $50 per adult, non-refundable ($51.50 when paid online, which includes the 3% card processing fee).

Qualification Requirements
Income Requirements
- ✓ Combined gross income must be at least 3.5x the monthly rent
- ✓ Verifiable income from employment, self-employment, or other sources
- ✓ Recent pay stubs or proof of income required
Credit & Background
- ✓ Established, favorable credit history
- ✓ 1–2 years of favorable rental history required; unfavorable rental history results in automatic rejection, and a co-signer cannot offset it
- ✓ Criminal history reviewed individually, considering nature, severity, and recency; a record does not automatically disqualify you
If we decline an application based in whole or in part on information in a consumer report, we provide the required adverse action notice naming the reporting agency, and you may dispute the information with that agency at no charge.
Rental History
- ✓ Positive references from previous landlords
- ✓ No history of lease violations
- ✓ First-time renters may need a co-signer
Required Documents
- ✓ Valid government-issued photo ID
- ✓ Social Security number
- ✓ Proof of income documentation
Note: A co-signer may be accepted for income or first-time-renter situations, but not in place of favorable rental history. Contact the office to discuss your situation.
Fees & Deposits
Lease Term: 12 months (first year). Application fee is non-refundable. Breed restrictions and pet insurance apply. Assistance animals are handled through the office's reasonable-accommodation process, not the pet policy. Contact the office to request one.
The application fee is paid online when you apply. The administration fee and security deposit are due upon approval; both are payable online.
